Important Reminders

The Annual Board meeting is scheduled for January 21, 2025 at 6:30 pm.  Board election will be conducted and new board positions selected.

The Regular Board meetings for 2024 are scheduled for the Third Tuesday in January, April, July and October at 6:30 pm on Zoom.  Contact Fran for a link to the meeting.

-Before you make any changes to your home such as landscaping, siding, roof or any appearance to your home you must go through the ACC review process.  The forms and instructions are available in the resources section of this site.  Homeowners will need to allow 30 days for the ACC to vote on the request.

-If you are considering painting the exterior of your house, you need to review the list of approved colors, our ACC Policy and Procedures, and file an ACC Exterior Change Request Form before you begin the project. This condition applies even if you intend to use the same colors the builder or previous owner used. A PDF file containing all approved colors can be found under the Resources tab above. You can purchase the approved paints at the Sherwin Williams (352-378-1384) located at 522 NE 23rd Ave, Gainesville, FL 32609-3637.

Clubhouse Use Policy

 

The clubhouse will be available on a daily basis, by reservation, for the use of homeowners of the Mile Run East Master Association, Inc.  Each lot will be allowed one (1) free use per year.  After that, each use will cost forty dollars ($40).  The deposit of two hundred and fifty dollars ($250) is due two (2) days prior to the scheduled use of the clubhouse.

 1. A reservation of the clubhouse is for the clubhouse building only and does not include the use of the pool and/or other recreational facilities.

 2. Homeowners using the clubhouse must be in good standing with their association fees.

 3. To reserve the clubhouse, please call Fran or Susan at Watson Realty Corp (352) 377-8899.

 4. The homeowner is responsible for inspecting the clubhouse prior to their function. Look over the room and kitchen closely for any existing damage including tape on walls, holes in walls, scuff marks, burn marks windows cracked or  broken etc. If you find any damage you must report it to the management company immediately. This is your only way to be on record for noting damage. Failure to do so in a timely manner will result in part or all of your damage deposit being forfeited. If there is anything that should be reported, contact the management company during business hours at (352) 377-8899.

 5. Homeowners using the clubhouse must be present at the party or clubhouse function.

There must be an adult present for any gathering of young adults or children.  A homeowner with a picture I. D. must pick up the clubhouse key. A representative of the homeowner may pick up the key if the following is provided: A valid driver’s license along  with the homeowner’s written authorization, fee check made to Mile Run East Master Association (if applicable) and a deposit check made to Mile Run East Master Association signed by the homeowner two days before the party.

 

 6. A deposit of $250 is required to reserve the clubhouse.

 A - The deposit must be presented two days in advance of the requested reserve date at the offices of Watson Realty Corp.  The key will be given to the homeowner at this time.

 B - Three (3) day notice must be given in order to cancel without losing the annual one time free or $40 use fee.

 C - The Board has gone to great expense to put in nice crown molding with a corkboard strip that wraps around the room for push pins to hang streamers, etc. Do not tape anything to the walls or put holes in the walls. Do not use NAILS anywhere for any reason. Your full deposit could be forfeit if there is evidence of either tape or holes in the walls.

 D - The $250.00 deposit is refundable after the key has been returned and the clubhouse has been inspected to verify that it has been properly cleaned and no infractions have been reported. (Allow 15 days to have it mailed back)

 E – Any noted soiling, staining or other damage to the cloth chairs incurring a reconditioning expense will be charged to the renter.  

 7. Party Containment:

 A – The clubhouse has a maximum capacity of 55 persons if tables and chairs are used.

 B – No alcoholic beverages are allowed for persons under the age of 21 years.

 C – Sound levels must be contained within the building.

 D – End of party curfew is 1:00 AM.

 E – Party to be contained to the clubhouse only. Use of restrooms is permitted, however no other facility will be used for your party, i.e. pool, playground, tennis or basketball courts or other common areas.

 F – No alcoholic beverages or glass containers are allowed outside of the clubhouse.

 8. Before leaving the clubhouse, you must do the following:

 {SPECIAL NOTE: Homeowner must provide their own cleaning products and tools, i.e. broom, mop, pail, etc. to fulfill the responsibilities listed below.}

 A – Kitchen sink, stove/oven, refrigerator, cabinets and counter tops must be left clean.

 B – All food must be removed from the refrigerator and oven.

 C –All trash must be bagged and removed from the common area. The garbage can off the clubhouse parking lot may not be used for this purpose. Due to excessive amounts of trash being left over after events in the past, this rule will be strictly enforced.

D – Floor area must be swept and mopped.

E – Patios and walkways must be swept.

F – Perimeter and yard must be cleaned up.

G – All furniture must remain neatly stacked against the North wall inside the clubhouse. Please don’t put in storage room.

H – Air conditioner/heater and lights must be turned off.

I – All doors must be locked.

9.  Additional Clubhouse Rules

A – Do not stand on tables or chairs to hang decorations. Residents must use their own personal ladder.

B – Do not place decorations at the poolside table area.

C – Do not tape or staple decorations to walls. Please use pushpins, and only in the cork strip that wraps around the room under crown molding that has been installed for this purpose (do not use nails).

10. Clubhouse and ground must be cleaned and personal items removed by 10:00 AM the following day after party.

11. Violation of any of the above rules will be just cause of a fine and/or restriction of clubhouse use. In the event of rule violation, the deposit check will be held and a fine or restriction will be determined by the Board of Directors.

12. If the clubhouse key is lost or not returned within three (3) business days after the usage of the clubhouse, a charge of $250.00 will be imposed
