Important Reminders

The Annual Board meeting is scheduled for January 21, 2025 at 6:30 pm.  Board election will be conducted and new board positions selected.

The Regular Board meetings for 2024 are scheduled for the Third Tuesday in January, April, July and October at 6:30 pm on Zoom.  Contact Fran for a link to the meeting.

-Before you make any changes to your home such as landscaping, siding, roof or any appearance to your home you must go through the ACC review process.  The forms and instructions are available in the resources section of this site.  Homeowners will need to allow 30 days for the ACC to vote on the request.

-If you are considering painting the exterior of your house, you need to review the list of approved colors, our ACC Policy and Procedures, and file an ACC Exterior Change Request Form before you begin the project. This condition applies even if you intend to use the same colors the builder or previous owner used. A PDF file containing all approved colors can be found under the Resources tab above. You can purchase the approved paints at the Sherwin Williams (352-378-1384) located at 522 NE 23rd Ave, Gainesville, FL 32609-3637.

Fence Specifications
 
All fences at Rosemont and Vista Palms must be approved by the ACC prior to
installation.   Fences are to be constructed on the inside of the property line and shall
be attached to the back corners of the house.   The ACC reserves the right to make
exceptions to the area of attachment so that fences line up properly with any
adjoining fences and/or attach to the back of the house without obstructing access to
doors, meters, etc. The fence style is 'Shadow Box'. No other fence style can be used.

Change Request form
 
The intent of these specifications is that the finished fence will have a consistent
appearance with the quality fencing throughout the neighborhoods of Rosemont and
Vista Palms.
 
Fencing material shall be pressure treated pine, rough cut, and left in a natural state.
Fences may not be painted.
 
Please speak with our management company to obtain fencing measurements and specifications.
 
A fence must be installed in a manner equivalent to an installation done by a
professional fencing contractor.
 
A representative from the ACC will make an appointment to meet with you before
your request can be approved.
 
Caution: Pre-tab shadow box fences sold in local stores are not an acceptable
substitute as they do not meet the requirements set forth in this specification.
